Bitcoin for house down payment in Canada

So I know this is heresy, but I'm looking to get a down payment for my first home scraped together. This is the life changing moment Bitcoin is for. At least for me.

How do I sell my US-bought BTC, pay the appropriate capital gains to the CRA, then use it as part of my down payment? My mortgage broker said they don't like dealing with anything Bitcoin for money laundering reasons.

I know no one here is my accountant, but I don't have an accountant nor know how to find one. So I'm here to learn high level, then go do more research.
