What would you do? Buy 1 bitcoin or pay off a mortgage and earn $825 a month for 13 years?

I provided personal financing for a lease purchase. I am selling another property and will be able to afford 1 bitcoin within a month. Would you buy 1 bitcoin, or payoff my mortgage on an investment property and earn about $10,000 year for the next 13 years? They pay insurance and property taxes, it would be passive income?
